How It Works

Our straightforward five-step process takes you from initial check to receiving your refund. We handle everything.

1

Free Eligibility Check

Complete our quick online form with your property details. We will assess whether you may have overpaid stamp duty and give you an initial indication within minutes.

There is no cost and no obligation at this stage.

2

Detailed Review

If your case looks promising, our team conducts a thorough review of your purchase. We examine the specifics of the property, the transaction, and the SDLT paid to confirm you have a valid claim.

We may ask for supporting documents such as your SDLT receipt and completion statement.

3

Authority to Act

Once we confirm a valid claim, we prepare the necessary paperwork. You sign our authority to act on your behalf and our fee agreement — both clear, straightforward documents with no hidden terms.

Our fee is only charged if your claim is successful.

4

HMRC Submission

We prepare and submit your claim to HMRC, handling all correspondence and queries on your behalf. You do not need to deal with HMRC directly at any point.

We keep you updated on progress at every stage.

5

Refund Received

Once HMRC approves your claim, the refund is issued. We deduct our agreed fee and transfer the balance to you promptly.

Most claims are resolved within 12 weeks from submission.

Common Claim Types

These are the most frequent reasons property buyers have overpaid SDLT. You may qualify for one or more.

Multiple Dwellings Relief (MDR)

If your property purchase included annexes, granny flats, or separate living areas, you may have qualified for a reduced SDLT rate.

Mixed-Use Property

Properties with both residential and non-residential elements (e.g. land, commercial outbuildings) attract lower SDLT rates.

Uninhabitable Property

Properties requiring significant renovation may not attract standard residential SDLT rates.

First-Time Buyer Relief

If first-time buyer relief was not applied correctly at the time of purchase, you may be owed a refund.
